Help You Get Pre-Approved In our current hot market it's so important to get pre-approved not just pre-qualified. The pre-approved buyer will almost always win over just a pre-qualified buyer. When speaking to a mortgage officer, and he has a mortgage program that interests you, ask him to send you a good faith estimate. This will let you know the buyers costs associated with the loan.
This step will also show you how much you can afford, establishing what monthly payments you will be comfortable with.
Determine Your Wants and Needs This is the single most important step. By asking you a series of questions I will establish what you are looking for. My goal is to not waste your time by looking at properties that are not in your price range or homes that don't meet you needs. Throughout the buying process I will maintain your confidentiality and represent your best interests.
Home Shopping We will use every available method to locate a property that matches your search parameters. This will include properties listed with our office, offered through other real estate companies, as well as unlisted properties. We will disclose all known facts about the property that are likely to affect your decision. When we find the home that meets your criteria, I will assist you in writing an offer and act as a liason between you and the seller.
Agency Explained
When you're out looking at houses and you see a sign on the front lawn with an agents name on it, that agent is an agent for the seller. In the past, even if you had your own agent he was the sub-agent of the seller. In 1994, the state of Virginia instituted buyer's agency, where the buyer may have his own agent. A buyers agent, represents you the buyer. This is the best part. Even though you have your own agent, the seller in most cases pays the commission. The best advice i can give you is to hire me as your own buyers agent.
